The Role As the Damp & Mould Manager, you will lead on all damp and mould investigations, case management, remediation works, and prevention strategies. You'll manage contractors, surveyors, and internal teams to ensure issues are rectified swiftly, safely, and in line with regulatory standards and best practice. This role requires strong technical knowledge, excellent stakeholder engagement, and the ability to manage high-volume, sensitive cases. Key Responsibilities Oversee and manage all damp, mould, and condensation cases from initial report through to resolution. Carry out or coordinate surveys, diagnostics, and root-cause assessments across the East London housing stock. Develop and implement remedial action plans, ensuring timely, cost-effective, and high-quality outcomes. Manage contractors, surveyors, and operatives involved in inspection and repair works. Maintain full compliance with relevant legislation, including the Housing Ombudsman guidance, HHSRS, and internal policies. Produce reports, action plans, and case updates for senior management and stakeholders. Lead on complex or high-risk cases, ensuring a robust, empathetic, and customer-focused approach. Track KPIs and trends to identify hotspots and recommend long-term preventative strategies. Work collaboratively with tenancy, estates, and asset management teams to support early intervention and education initiatives. Manage complaints, escalations, and disrepair cases relating to damp and mould. About You Proven experience managing damp and mould cases in social housing, property services, or a similar environment. Strong understanding of building pathology, damp diagnostics, ventilation, and remedial techniques. Excellent stakeholder management skills with the ability to handle sensitive customer issues. Hays Property and Surveying are seeking a Senior Building Surveyor to join a large Housing Association based in Southampton. The organisation are a large provider of social housing who own and manage almost 60,000 homes and community assets across the South of England. They have a multi-million pound investment plan to across their existing homes - looking to improve building safety and energy efficiency over the next 10 years. The organisation has a large in-house team of construction, property and surveying professionals that continues to grow and provide expert advice to wider departments and residents. They are now looking to appoint an MRICS qualified Senior Building Surveyor, who will have a specialised focus on property / building disrepair. The role is based at their offices in Southampton, with travelling for property inspections expected, and hybrid working available. Your new role As the Senior Building Surveyor, you will be responsible for undertaking a caseload of complex legal disrepair cases across the housing assets. This includes carrying out all pre-inspection and inspection reports, which will be used as evidence in court, including the attendance as an expert witness. You will support the Disrepair Surveying Manager as a technical expert, providing advice and support to colleagues and teams across the organisation. Key Responsibilities - Provide full technical support to the legal department in respect of disrepair or legal claims received. Attend court as a subject-matter expert witness should a claim get to court. Provide technical support to a variety of multidisciplined projects which are delivered by our in-house teams and external approved contractors. Inspect and assess any repair requests and defects where an immediate repair may not be appropriate.
