The role As an Assistant Block Manager you will be responsible for assisting the Block Management Team with all aspects of block management for the developments within your portfolio across Manchester and Liverpool. You will spend 4 days per week in Manchester and 1 day a week in Liverpool. You must have access to your own vehicle.You will hold responsibility for assisting with the successful running of the operation of the buildings we manage - ensuring they are fully compliant with all legislative requirements, that they are well maintained and presented in pristine condition, and that we are providing fantastic places for people to live, which you are proud to showcase. You will be a problem solver, finding resolutions to large and small scale maintenance projects, with a focus on health and safety. You will also work alongside our finance team to help prepare service charge accounts and budgeting, and will manage the caretakers and maintenance staff working on your sites. This is a dynamic, multi faceted role, so you'll be someone who thrives on handling multiple projects - with no two days, weeks or months the same. What you will bring We are looking for a highly organised individual, with an eye for detail, great self management skills, someone who is proud of what they do and has a people friendly personality. The successful candidate must have experience within the property industry and a full UK driving licence. Qualifications in at least one of the following: IOSH, ARMA, RICS, IRPM are highly desirable. Experience of managing high-rise buildings over 18m is preferred, but not essential. Experience of working with RTM and RMC buildings would be advantageous. We offer Depending on experience and qualification, we offer a competitive salary, 25 days annual leave plus bank holidays and additional paid time off over Christmas. All block managers receive regular CPD training and we are happy to sponsor you through IRPM/RICS and other relevant industry qualifications, if you do not already hold them. Painter X1 End of Tenancy Painter We are looking to recruit an end of tenancy painter to work in X1 residential and student properties throughout Manchester and Salford. Whilst experience is a bonus, we're also willing to hear from applicants without painting/decorating experience, but with a strong work ethic and willingness to learn on the job. Responsibilities of the role include: Painting walls, ceilings and woodwork in residential and student properties to a high standard Completing cosmetic remedial works after leaks have been repaired Assisting with basic end-of-tenancy maintenance issues, such as resealing showers, replacing toilet seats and building furniture (all training provided) Providing excellent customer service and ensuring every job is completed to a high standard Essential requirements: Full UK Driving Licence (access to own vehicle preferred, but not essential) A strong work ethic and enthusiasm for a physical, hands-on job Ability to work primarily independently, as well as being a strong team player. Good organisational skills needed to manage workload and calendars efficiently. Salary - Competitive dependent on experience. Vehicle provided after 6 month probation period has been passed. X1 Boiler Engineer We are looking to recruit an experienced Boiler Maintenance Operative to work in X1 residential and student properties throughout Manchester and Liverpool. The role is predominantly Manchester based, however there will be regular travel to Liverpool required. Responsibilities of the role include: Regular boiler servicing according to maintenance and compliance schedule across all X1 properties Installing and repairing electric boilers and heating systems Troubleshooting heating and plumbing issues Some general maintenance to support team where required and where boiler service schedule allows Keeping job progress up to date using in house software (training provided) and liaising with the relevant team members Providing excellent customer service and ensuring every job is completed to a high standard Essential requirements: Full UK Driving Licence 3+ years experience in plumbing and general residential boiler work BPEC G3 certificate or willingness to work towards (X1 would sponsor this qualification if not held) Ability to ensure compliance with current relevant safety regulations. Ability to work independently as well as being a strong team player. Good organisational skills needed to manage workload and calendars efficiently. Salary - Competitive dependent on experience.
