Contracts Manager - Firestopping (Oxford) Contract Type: Permanent / Temp-to-Perm Location: Oxford - primarily site-based, flexible working depending on workload Salary & Benefits: Up to 65,000 + 24 days holiday + bank holidays, pension, bonus, healthcare, travel to site Our client, a specialist fire protection contractor, is seeking an experienced Contracts Manager to oversee firestopping and passive fire protection projects across Oxford. Projects range from 50k- 1m and may include two major projects ( 500k each) or 5-6 smaller schemes. Key Responsibilities: Manage delivery of firestopping, boarding, and passive fire protection works. Oversee site teams to ensure high quality, safety, and compliance. Monitor project progress, budgets, and variations. Liaise with clients, stakeholders, and site teams. Requirements: Minimum 6 years' experience in passive fire protection (less considered for exceptional candidates). Strong knowledge of firestopping, boarding, and passive fire protection. Design and Technical Manager Reports To: Design & Technical Lead Location: Site-based (5 days per week) Project: 259 RC Frame Residential Units Role Overview: We are seeking an experienced Design and Technical Manager to support the Design & Technical Lead in delivering a major residential RC frame development (259 units). This role will be based full-time on site , overseeing both pre-construction and delivery phases to ensure the successful coordination and execution of all design and technical aspects. The successful candidate will play a key role in managing the design process, consultant teams, scope packages, and technical submissions - ensuring compliance, quality, and programme objectives are achieved from Gateway 2 submission through to project completion. Key Responsibilities: Support the Design & Technical Lead in managing all design and technical aspects of the project. Oversee and coordinate consultant design teams, ensuring timely and accurate delivery of design information. Manage design deliverables and technical submissions, including preparation for Gateway 2 submission (target: end of year / early 2026). Review and coordinate design packages across disciplines (architectural, structural, MEP, etc.) to maintain design integrity and compliance. Oversee consultant and subcontractor appointments, scopes of work, and fee agreements. Drive design development in alignment with planning, building regulations, and client requirements. Manage the flow of design information to site teams to ensure smooth delivery during construction. Liaise closely with commercial, construction, and procurement teams to ensure design is fully coordinated with buildability, cost, and programme requirements. Attend and chair design coordination meetings, issuing actions and tracking progress. Oversee management of technical queries (RFIs), design changes, and value engineering exercises. Support risk management, ensuring design risks are identified, tracked, and mitigated. Ensure design documentation and records are properly managed and up to date. Requirements: Degree qualified in Architecture, Engineering, Construction Management, or similar discipline. Proven experience in design management within large-scale RC frame residential or mixed-use developments . Strong understanding of both pre-construction and delivery phases - full project lifecycle experience is essential. Familiarity with the Gateway process and technical submission requirements. Excellent coordination skills across multiple disciplines and stakeholders. Strong knowledge of construction methodologies, building regulations, and design standards. Effective communicator with the ability to lead meetings and manage external consultants. Highly organised, proactive, and capable of working autonomously on a fast-paced project. Desirable: Chartered status (RIBA, ICE, CIOB, etc.) or working towards it. Experience with BIM coordination and digital design management tools. Track record of successfully delivering multi-unit RC frame residential schemes. About the Role My Client is seeking an experienced Design Manager with specialist expertise in facades, external works, and hard landscaping to join their project team delivering a major mixed-use leisure development in East London. The role will focus on leading and managing the design process for the building envelope and public realm works, ensuring design intent, technical compliance, and buildability are achieved to programme and budget. Key Responsibilities Manage the design process for facade systems, external envelope, hard landscaping, and public realm packages from Stage 3/4 through to completion. Coordinate between architects, facade consultants, landscape architects, structural engineers, MEP, and contractors to ensure integrated design solutions. Review design deliverables for technical compliance, quality, and alignment with employer's requirements. Lead design workshops, facade and landscaping reviews, and resolution of technical design queries. Ensure buildability and sequencing are considered in design development in consultation with construction teams. Monitor design progress against programme, identifying and mitigating design risks early. Manage design change control processes and provide technical input into procurement strategies. Liaise with local authorities, planners, and statutory bodies where required for design approvals. Support tender package development, scope definition, and contractor design deliverables reviews. Drive sustainability, durability, and technical performance objectives across facade and landscape design. Maintain robust design records, trackers, and meeting minutes to ensure design audit trail and compliance. Requirements Degree-qualified in Architecture, Engineering, or related discipline. Minimum 5 years' experience as a Design Manager or similar role, with demonstrable expertise in facades, externals, and hard landscaping on large-scale mixed-use, leisure, or commercial projects. Strong technical knowledge of facade systems, hardscape materials, waterproofing, interfaces, and external works design standards. Confident in managing multi-disciplinary teams, design coordination, and consultant performance. Excellent organisational and communication skills with the ability to influence and resolve complex design issues. Familiarity with CDM, planning conditions, BREEAM/sustainability integration, and London-specific planning and design requirements. Proficiency in reading and reviewing technical drawings and specifications. Desirable Chartered status (MICE, RIBA, MCIAT, or equivalent) Experience in BIM-based design coordination workflows.
