Business Development Manager Location: Swaffham, Norfolk (covering East Anglia and the Northern Home Counties) Salary: 55,000 - 65,000 per annum + Comprehensive Package About the Role An exciting opportunity has arisen for an experienced Business Development Manager to join a well-established national property services contractor, based from their Swaffham office and responsible for developing new business opportunities across East Anglia and the Northern Home Counties. This role is focused on identifying, developing and securing new opportunities within the social housing, public sector and commercial property markets. Working closely with the senior leadership team, you will play a key role in driving sustainable growth, strengthening existing client relationships and expanding the company's regional presence. This is an ideal opportunity for a commercially driven individual with an established network within the property services sector and a proven track record of securing planned maintenance, refurbishment, retrofit and compliance contracts. Key Responsibilities Business Development Identify, target and secure new business opportunities across East Anglia and the Northern Home Counties. Develop and implement regional business development strategies to achieve growth objectives. Generate new leads through networking, market intelligence and industry contacts. Build a strong pipeline of opportunities across social housing, local authorities, education, healthcare and commercial sectors. Monitor procurement portals and framework opportunities. Client Relationship Management Develop and maintain long-term relationships with existing and prospective clients. Act as the primary point of contact throughout the business development process. Attend client meetings, networking events and industry conferences. Promote the company's full range of property services and specialist capabilities. Ensure exceptional customer service and maintain a high level of client engagement. Bid & Tender Support Work closely with the Pre-Construction and Bid Management teams to identify suitable tender opportunities. Assist in preparing high-quality PQQs, SQs, framework submissions and tender presentations. Support pricing and commercial discussions where required. Contribute to tender interviews and client presentations. Market Intelligence Monitor market trends, competitor activity and upcoming investment programmes. Identify opportunities through public procurement frameworks and private sector developments. Maintain an up-to-date CRM system with accurate sales forecasts and pipeline reporting. Produce regular business development reports for senior management. Internal Collaboration Work closely with Operational, Estimating and Commercial teams to ensure successful project mobilisation. Support the development of strategic partnerships and framework agreements. Promote collaboration across regional offices to maximise opportunities. Target Markets The successful candidate will have experience developing opportunities within sectors including: Social Housing Local Authorities Housing Associations Education Healthcare Commercial Property Public Sector Estates Service Lines Experience selling one or more of the following services would be advantageous: Planned Maintenance Cyclical Decorating Responsive Repairs Refurbishment Retrofit & Decarbonisation Passive Fire Protection Roofing Compliance Services Energy Efficiency Programmes Candidate Requirements Essential Proven experience in a Business Development Manager role within the construction or property services sector. Strong understanding of social housing planned maintenance and refurbishment markets. Demonstrable track record of winning new business and developing long-term client relationships. Established network of contacts within housing associations, local authorities and public sector organisations. Excellent presentation, negotiation and communication skills. Commercially astute with strong business acumen. Ability to manage multiple opportunities simultaneously. Experience using CRM systems and preparing pipeline reports. Full UK Driving Licence. Desirable Experience securing contracts through public procurement frameworks. Knowledge of PAS 2030/2035 retrofit programmes. Understanding of public sector procurement processes.
