This is a full time permanent position with a starting salary of up to £45k with an ASAP start. The Soft Services Manager will manage the Domestic, Porterage and Security teams across a Healthcare PFI contract, supporting the Head of Soft FM to create an environment that satisfies our customers and provide an enjoyable experience. Purpose of the role: Undertake property inspections daily, including urgent/emergency visits. Prepare and issue detailed reports to contractors; follow up on ongoing works and complete sign-offs. Liaise with contractors, residents, and internal departments to coordinate works and resolve issues. Review structural reports, quotations, and produce technical specifications for repairs and compliance. Perform damp and mould inspections, using moisture meters and ensuring adherence to regulatory timescales. Provide technical guidance to the housing team and support partners on day-to-day issues. Handle disrepair cases, including report writing and knowledge of Scott schedules. Maintain awareness of current legislation, asbestos safety, and upcoming regulatory changes. As part of their continued investment in improving our estate, they are delivering a high-volume capital programme of small works totalling over 1.5 million. Role Overview This is an ideal opportunity for a newly qualified surveyor with demonstrable experience in small works or capital project delivery. The successful candidate will play a key role in delivering a wide range of improvement, refurbishment, and maintenance projects across the estate. Key Responsibilities Develop and write clear scopes of works for small capital projects, typically up to 100k in value. Obtain competitive quotes from approved contractors in line with procurement policy. Instruct and manage contractors, ensuring delivery to agreed specifications, timelines, and budgets. Undertake regular site inspections and oversee works through to completion. Sign off completed works and ensure compliance with health and safety and statutory requirements. Provide accurate weekly progress reports with detailed analysis for items such as quotes against budgets to the Assistant Director of Property and Facilities. Maintain project documentation and assist in updating property records and asset data. Build positive working relationships with internal stakeholders and site-based teams. Monitor & report all spending against budget and ensuring value for money. Prepare annual budgets for Capital works and back log maintenance with cash flow projections Person Specification Essential: Degree or equivalent qualification in Building Surveying or related field. Newly qualified or working towards MRICS/MCIOB status. Previous experience in delivering or supporting high-volume small works or refurbishment projects. Strong technical knowledge of building construction and refurbishment. Excellent organisational and project management skills. Ability to communicate clearly, both verbally and in writing. A proactive, hands-on approach with a strong eye for detail. Full UK driving licence and willingness to travel with own transport, regularly between North London and Berkshire sites. The client is looking for someone who will take control of the cpaital works programme and backlog maintenance across the portfolio, they have 1.6m committed to these works. 116 acres site with 14 care homes and other buildings including hydrotherapy pool, offices etc Works will be based around kitchens, bathrooms, heating, lighting, flooring, windows etc. You will need to understand CDM regulations, be able to write specifications and write documents for tender purposes when needed. Place business, get start dates, communicate between their department and the homes to keep everyone updated on live sites. Seeing projects through to progression. The role is to help review, verify and update existing asbestos survey reports (both management and targeted refurbishment asbestos surveys) held within our current CAFM compliance software (APEX) to ensure that all information held is correct, and up to date. Reviewing multiple property specific asbestos surveys held within archive and updating the asbestos register with the latest information to ensure data accuracy. Ensuring correct material and priority assessments (as per HSG 264) have been included for each ACM. Review asbestos remediation and removal information packs and ensuring it is correctly linked within the CAFM compliance software (APEX) and uploaded. The ideal candidate: This is very much a data verification role and each candidate must be able to use IT Compliance Systems, the ability to read/understand multiple property asbestos survey reports (both Management, R & D) with the ability to review them for inaccuracies and manually input updates, along with checking of existing data already held. Keen eye for detail, and a very good understanding of Material & Priority Risk Assessments and Scorings.
