Making Possible • Procurement of subcontract packages • Assembling enquiry documentation • Obtaining and analysing Subcontractor quotations and making recommendations • Preparing Subcontractor order documentation • Making payments to Subcontractors • Commercial control of subcontract packages • You will support the main contract valuation preparation • Assist in the monthly and quarterly forecast reporting process • Agreeing final accounts for subcontract packages • Support and contribute to Project risk and opportunity planning • Maintaining a professional approach with clients and professional teams, sub-contractors and suppliers • Seeking opportunities and development in design to improve the overall project delivery • Management of client valuations and variations all the way through to agreeing the final account • Maintaining client and consultant professional relationships • Ensuring compliance with contract requirements Project Delivery : • Working closely and collaboratively with the Project manager, and the rest of the team, to ensure the successful delivery and financial outcome of the project. • Involvement in the development of design and procurement strategies to maximise opportunities and minimise / mitigate risk. • Involvement in identifying key project risks and opportunities, together with risk mitigation strategy s. • Production of Monthly and Quarterly Cost Reports including project margin projections and cashflow forecasts. • Ensuring compliance with Business requirements and Best Practice procedures. • Production of monthly valuations and agreement with client representatives. • Measurement, valuation and negotiation of Client Variations. • Preparation and negotiation of Project Final Accounts. • Fostering, and maintaining, professional relationships at all times with Client s, Consultants and our Supply Chain Partners. A demonstrable and proven track record working for a main contractor in the construction industry. • Qualified at degree level and/or working towards MRICS, MCIOB, or equivalent professional level • Should be comfortable working initially as a no.2 surveyor as part of a commercial team with a willingness to contribute to all project success factors • A positive, proactive individual that works collaboratively with colleagues and the client team • An expert negotiator with a keen eye for detail • Excellent communication skills • Confident and experienced in the use of Microsoft Excel & Microsoft Word • Experience of working with BIM and computer aided measurement tools • In depth experience of: - Preparing Valuations, variations and final accounts - Managing Sub-contract accounts & procurement - Working within Company Best Practice Procedures - Understand the implications of health and safety regulations About BAM Building a sustainable tomorrow. Working 37.5 Hours per week Monday - Friday. The FM Commercial Manager for Non- PFI Projects is responsible for the delivery of the budgeted financial performance, through the accurate analyse of processes and information. To provide exemplary commercial management of the Contract; developing, maintaining and controlling commercial processes in line with BAM FM management systems and procedures in conjunction with the Commercial and Finance Teams. Your mission You will oversee the co-ordination of new bids and commercial support for the business. Ensure existing Contracts are contractually compliance and maximise revenue and margin. Strive to develop and secure opportunities and mitigate risks. Enforcement of the commercial framework in order to measure and guide contract performance, ensuring business processes and practice are conducted in accordance with BAM FM policies and in a way which protects and enhances the performance, professionalism, reputation and image of the company. Principle Accountabilities: Operational • Manage existing contracts, reviewing and completing contract amendments and liaising with clients. • Manage all commercial procedures including monthly Contract Review Reports, assist supply chain processes, procurement and controls are in place to ensure compliance with BAM FM procedures. • Ensure the FM budgets are managed and controlled in strict accordance with the contract and achieve savings where possible. • Ensure all services and facilities are available within the contract specifications to the most cost effective and efficient manner. • Change Control Management. • Indexation File updating for annual Service Fee uplift. • KPI Compliance. • Risk & Opportunities Registers. • Commercial review of new Bids. • Mobilisation/Demobilisation of Contracts. • Applications for Payment accurately prepared and timeously issued. • Invoicing Service Fee & Reactive works. Compliance • Responsibility for the implementation of Health and Safety, quality, environmental system requirements ensuring compliance with all legislation and BAM FM policy and procedures People • Management and development of the FM team to successfully achieve company, team and individual goals and objectives to achieve and exceed the service delivery requirements. • Create and maintain effective individual and team working relationships with the FM team and the client and their representatives. • Understand existing customer relationships and their requirements to ensure they are being met. Who are we looking for? • Qualification in Quantity Surveying or similar field required. • Successful work experience as a Commercial Manager or another relevant role. • Solid knowledge of performance reporting and financial/ budgeting processes. • Excellent commercial awareness coupled with a strategic mind-set. • Competent knowledge of IT packages. • Excellent organisational, presentation and interpersonal skills. • Excellent people management skills. • Ability to understand and work to the BAM values.
