The role Working across a varied portfolio of commercial properties, you will provide mechanical and electrical engineering advice throughout the life cycle of existing buildings. Your responsibilities will include: Undertaking M&E condition surveys and technical appraisals Preparing technical reports, specifications and planned maintenance programmes Completing pre-acquisition and technical due diligence surveys Advising clients on asset replacement and life-cycle planning Reviewing M&E designs and landlord approval applications Managing mechanical and electrical refurbishment projects Attending client meetings and presenting technical recommendations Managing your own projects and client relationships Supporting less experienced engineers The ideal candidate You will be an experienced M&E Building Services Engineer with a background in consultancy or commercial property. You will also have: Strong mechanical and electrical building services knowledge Experience surveying existing commercial buildings Good report-writing and project management skills A confident and commercially aware approach A relevant engineering qualification Professional membership or Chartered status would be beneficial but is not essential. With your main site based in the heart of Central London, you will gain exposure managing prime real estate, work closely with high-profile stakeholders, and play a key role in shaping the delivery of FM services as the business continues to expand. In this role, you will oversee the day-to-day management of your portfolio, carrying out regular site visits and ensuring the smooth running of all buildings. You will be responsible for managing service charge budgets, maintaining health and safety compliance, and ensuring all statutory requirements are met. Acting as the primary point of contact for tenants and clients, you will attend meetings, resolve issues, and develop innovative initiatives to engage occupiers, including monthly events and workshops. You will also manage project works across your portfolio, coordinating with occupiers to minimise disruption, and oversee the performance of all service partners, covering both hard and soft services. To succeed in this role, you should have a strong understanding of health and safety compliance, ideally supported by a recognised qualification such as IOSH or NEBOSH. Previous experience in setting and managing service charge budgets is desirable, as is a background in commercial property management. Experience managing a mixed-use portfolio would be advantageous. In this role, you'll be at the heart of client relationships, overseeing a team of Property and Assistant Property Managers while delivering a first-class service to residents, and clients. You'll have full responsibility for service charge management, from setting budgets to financial reporting, and you'll ensure all buildings are run to the highest standards of compliance and safety. With the support of a strong in-house team, you will also review, and commission planned and reactive maintenance tasks, with a particular focus on building services and M&E systems. To be successful, you will bring proven experience in block property management within the high-end residential property management sector at a senior level. Your working week will be a blend of home working, site inspections, and time spent at our client's offices; however, you will ultimately have full autonomy over your diary. In this role, you will be responsible for the day-to-day management of your portfolio, carrying out monthly and quarterly site visits to ensure smooth operations. You will assist in the production and ongoing management of each site's service charge budgets, while acting as the primary point of contact for tenants and clients. A key part of the role will involve overseeing all health and safety matters, ensuring full statutory compliance across your properties. In addition, you will manage on-site service partners, covering both hard and soft services, to maintain high standards of delivery. We are keen to speak to individuals who come from a background within facilities management, this will ideally be working for a managing agent or landlord, managing multi-site portfolios or a singular multi-tenanted property. In addition, you will have strong knowledge of health & safety / compliance, which will ideally be backed up with an IOSH or NEBOSH Certificate and be familiar with the process of setting a service charge budget.
