Base:Stockport Area: Properties across Northwest mainly Manchetser and Wigan at present Job Purpose / Summary To deliver high quality maintenance, repair, refurbishment and void works across the social housing sector, ensuring homes are safe, clean, and meet housing standards. Works will be carried out in both tenanted and empty / void properties, with a focus on first-time fixes, cost-effective solutions and tenant satisfaction. Key Duties & Responsibilities Void Works / Refurbishments Strip out and prepare vacant properties for re-letting (e.g. remove flooring, clear debris, repair walls, reinstall fixtures) Carry out required works to bring the home up to lettable standard (e.g. painting, flooring, kitchen / bathroom replacements, patch plastering) Liaise with contractors / specialty trades where needed Planned / Cyclical Maintenance Participate in planned works (e.g. kitchen or bathroom replacement programs, external repairs) Preventative inspections and minor maintenance tasks to reduce reactive call-out General Trade Skills Use of a range of trade skills: joinery, plumbing (first fix / second fix), tiling, plastering, decorating, flooringUse of power tools, hand tools, Ensuring materials and van stock are managed correctly Health, Safety & Quality Work to risk assessments, method statements, safe systems of work (SSoW) Carry out pre-work risk and condition assessments, ensure site cleanliness Ensure works comply with building regulations, housing standards, safety legislation Record works completed accurately in job management / mobile systems Customer Care / Communication Interact with tenants / residents respectfully, maintain property cleanliness, minimise disruption Provide clear updates, manage expectations Report tenant concerns or property defects outside own scope Administration & Reporting Complete job sheets, timesheets, materials usage logs Maintain van stock, tool inventory Report any outstanding or follow-up work required Person Specification / Skills / Experience Essential: Proven experience in a multi-trade / maintenance role (social housing experience preferred) Competency in at least two trades (e.g. joinery + plumbing, plastering + decorating) Full UK driving licence Good communication, customer service skills Ability to work independently, problem-solve, meet deadlines Understanding of health & safety practices, safe working Desirable: NVQ / City & Guilds / equivalent in plumbing, joinery, building maintenance Experience in void refurbishments Familiarity with housing stock, social housing standards Experience with mobile job management systems Physical / Other Requirements Ability to lift, carry, bend, kneel, work in confined spaces Occasional work at height / use of ladders Work in varying environments (empty, dusty, damp, partially finished) Willingness to work overtime / weekend cover if required Benefits Use of company van + fuel card for work purposes only specialist equipment provided Pension scheme Training and development Overtime 28 days holiday plus birthday off 3 oclock finish on fridays for good attendance
