Job Summary: We are seeking a professional and proactive Residential Block Manager to oversee the day-to-day management of a portfolio of residential properties (blocks of flats). The ideal candidate will have excellent communication, organizational, and problem-solving skills, with experience in property or block management. Key Responsibilities: Portfolio Management: Manage a portfolio of residential developments (leasehold blocks or estates), ensuring they are maintained to a high standard. Service Charge Budgets: Prepare, monitor, and reconcile service charge budgets in accordance with lease requirements. Maintenance & Repairs: Coordinate routine and emergency maintenance, repairs, and major works with contractors and surveyors. Site Visits: Conduct regular site inspections to ensure properties are clean, safe, and well-maintained. Compliance: Ensure buildings meet health and safety regulations and fire risk assessment requirements. Leaseholder Communication: Act as the first point of contact for leaseholders, resolving queries and complaints in a timely and professional manner. AGMs and Meetings: Attend and chair residents' meetings, AGMs, and liaise with Residents' Management Companies (RMCs). Contractor Management: Source and manage third-party contractors and suppliers for services such as cleaning, landscaping, and security. Reporting: Prepare reports on financials, maintenance, and compliance for directors and clients. Key Skills & Experience: Previous experience in block management or residential property management (essential) Strong understanding of leasehold property management and landlord/tenant legislation Excellent communication and interpersonal skills Organized and able to manage multiple sites and priorities Strong IT skills, especially in property management software (e.g., Qube, Propman, or similar) IRPM qualification (preferred or willing to work towards) Full UK driving license (if site visits are required) Desirable Qualifications: Institute of Residential Property Management (IRPM) - Associate or Member RICS accreditation (advantageous but not essential) JBRP1_UKTJ

As we continue to grow, we are now looking for a motivated and enthusiastic Senior Lettings Manager (Residential) to join our busy team in London and take ownership of all aspects of lettings across our developments in the South of England. Role Overview The Senior Lettings Manager - South will lead and manage the lettings function across our residential portfolio in the South of England. You will work autonomously, managing multiple responsibilities, often under pressure, while delivering excellent service to tenants and stakeholders. This role requires strong multitasking skills, commercial awareness, and the ability to drive occupancy and tenancy satisfaction. Key Responsibilities Manage the full lettings process at developments across the South of England, from marketing through to tenant move-ins and ongoing tenancy management. Maintain and update property advertising on Rightmove and other online platforms, and liaise with local appointed letting agents. Oversee purchaser handovers, tenant move-ins, and carry out inventories. Address and resolve any occupier issues during the tenancy promptly and appropriately. Manage financial processes related to lettings, including creation of purchase orders, cheque requests, credit notes, credit control, and rent collection. Liaise regularly with accounts to manage payments and receipts. Log and manage maintenance issues, arranging repairs and services as required. Maintain and audit tenancy schedules, ensuring accuracy and compliance. Control all lettings administration and filing systems. Ensure health and safety standards are maintained on site and oversee block management compliance. Support service charge budget setting and sales aftercare activities. Lead and support lettings teams within the region, ensuring operational excellence and customer satisfaction. Monitor lettings KPIs and produce reports for senior management. Keep up to date with lettings legislation, market trends, and competitor activity. Skills & Experience Required Relevant residential lettings management experience is essential. Proven ability to work autonomously, multitask effectively, and perform well under pressure. Experience managing lettings across multiple sites or developments preferred. Strong communication, negotiation, and organisational skills. ARLA qualification (Level 3 or above) is preferred but not essential. Own car and driving licence preferred but not essential. Knowledge of Right to Rent, deposit protection schemes, and health & safety legislation. Contract Type: Temporary (12 months) Purpose of the Role To lead the planning, coordination, and delivery of a new property management system implementation to replace the existing platform. The role will ensure a smooth transition through effective project management, stakeholder engagement, system configuration, testing, training, and go-live support, aligning with business objectives across residential, commercial, and development portfolios. A key focus will be managing the integration of the new system with HubSpot CRM, finance systems, and reporting tools, including oversight of developers working on APIs and data connectivity. Key Responsibilities Project Management & Delivery Develop and manage the project plan, timelines, budgets, and risk registers. Drive end-to-end system implementation, including design, build, testing, training, and rollout. Ensure alignment with strategic objectives and operational needs. Stakeholder Engagement Act as the central point of contact between internal teams (finance, asset management, property management, IT, marketing/CRM) and external suppliers. Coordinate workshops to capture requirements and translate into system configuration. Provide regular updates and reports to senior management and project steering groups. System Design & Integration Work with vendors to configure modules (lease management, rent collection, service charges, credit control, facilities, reporting, integrations). Manage data migration from current systems, ensuring accuracy and completeness. Oversee and coordinate API integrations with HubSpot, finance systems, banking platforms, tenant portals, and BI tools. Liaise with and manage external developers where custom integrations are required. Testing & Training Lead UAT (User Acceptance Testing) across teams, ensuring scenarios cover real-world use cases. Define test scripts for integrations (HubSpot sync, API data flows, reporting pipelines). Develop training materials and coordinate training sessions for end users. Support business process re-engineering to align with system functionality. Change Management Identify process impacts and support business change. Promote adoption and provide post go-live support and troubleshooting. Capture lessons learned and embed best practice for future digital projects. Required Skills & Experience Proven experience as a Project Manager or Systems Implementation Lead, preferably in the property or real estate sector. Strong track record in delivering ERP or property management system implementations. Hands-on experience managing API integrations and working with developers on system connectivity. Familiarity with HubSpot CRM and its integration with third-party systems. Experience of data migration projects. Knowledge of integration with finance systems (general ledger, purchase ledger, payment platforms). Excellent stakeholder management and communication skills, with the ability to liaise with senior leadership and frontline staff. Proficiency in project management methodologies Strong problem-solving, organisational, and time-management skills. Ability to produce clear project documentation, training materials, and reports. Desirable Skills Previous experience in both commercial and residential property management environments (including PBSA or BTR). Knowledge of regulatory and compliance requirements in UK property management. Understanding of reporting tools/BI for KPI dashboards (e.g., Power BI, Tableau). Experience leading system replacement projects (legacy system to cloud-based solution).
