Property Manager, Location: Hertfordshire Salary: £43,000 to £47,800, dependent on experience Contract: Permanent, Full Time Braxfield Recruitment is delighted to be working exclusively with a leading housing provider to recruit a Property Manager to lead the operational delivery of housing management, repairs, compliance and asset management services across their housing schemes. This is a fantastic opportunity for an experienced property management professional to lead front-line teams, drive high standards of compliance and service delivery, and make a genuine difference to residents' homes. The Role As Property Manager, you'll be responsible for the effective operational delivery of housing management services, reactive repairs, property compliance and asset management across the organisation's housing schemes, including both delegated and managed services. You'll lead teams delivering front-line housing services and statutory compliance, ensuring properties are safe, well-maintained and managed in line with regulatory requirements, with a strong focus on accurate CRM record-keeping and regular site visits and surveys. Key Responsibilities Lead and manage day-to-day housing management and property services operations across the portfolio Manage staff performance, including appraisals, training plans, and probationary reviews Ensure all direct reports have up-to-date job descriptions, contracts, and a strong working knowledge of policies, procedures and software Ensure full compliance with statutory and regulatory requirements, including gas, electrical, fire, asbestos and water hygiene safety Oversee compliance programmes, inspections, servicing schedules and cyclical works, ensuring records are accurate and audit-ready Complete annual reviews of the 30-year stock investment strategy Oversee reactive repairs delivery, monitoring contractor performance and improving first-time fix rates Ensure effective tenancy management, including lettings, voids, sign-ups, terminations and inspections Support tenancy sustainment and resident wellbeing through proactive engagement Ensure all property, compliance and tenancy data is accurately recorded in the CRM system, supporting audits and reporting Manage relationships with external contractors, monitoring performance against KPIs Liaise with internal teams (income, finance, customer services) to ensure coordinated service delivery Occasionally work outside normal hours and undertake UK-based travel, including overnight stays, as required About You Proven experience in property management, compliance monitoring and asset management Knowledge of property law, safety regulations and compliance requirements Excellent organisational and problem-solving skills Exceptional communication and interpersonal skills Resident-focused approach to service delivery Ability to manage competing priorities in a fast-paced environment Desirable Relevant certifications in property compliance, housing management or safety regulations (e.g. NEBOSH, IOSH, CIH) Experience working within a supported living environment or with vulnerable adults Experience using a housing management system Experience implementing new processes CIH Certification This is a fantastic opportunity to join an organisation that puts residents at the heart of everything it does, offering genuine scope to lead and shape high-quality housing services. This is a pivotal role for someone with strong technical expertise in passive fire safety, contract management and people leadership, who wants to make a genuine difference to residents' safety and quality of life. The Role As Fire Safety Contract Manager, you'll take a lead role in delivering a rolling programme of Passive Fire Safety Works across residential and commercial buildings. Working closely with contractors, colleagues and stakeholders, you'll ensure works are delivered safely, compliantly, on budget and to a consistently high standard while supporting and developing a small team along the way. This is a varied, hands-on role that blends programme delivery, contract and budget management, quality assurance and resident engagement.
