Head of Repairs - London/ Housing Association£600 per day Outside IR35 5 days a week6-month interim contractWe're looking for an experienced Head of Repairs to lead a high-performing property repairs service for a large housing provider. This senior role will be responsible for the operational delivery of responsive and minor works, disrepair management, and damp & mould prevention across a significant housing portfolio.You'll oversee a large multi-disciplinary team of around 170 staff and manage a budget in excess of £20m, ensuring service excellence, compliance, and value for money are at the forefront of delivery.Responsibilities
  • Lead the responsive repairs, minor works, and disrepair functions, ensuring operational performance meets corporate KPIs and customer expectations.
  • Maintain compliance with all statutory, regulatory, and health & safety obligations.
  • Manage and forecast budgets of circa £20m, working closely with Finance Business Partners to ensure cost efficiency and accountability.
  • Champion customer satisfaction through effective complaint resolution and performance reporting to senior leadership.
  • Develop and motivate a high-performing team culture, ensuring workforce optimisation and productivity.
  • Report performance and compliance data to the Executive and Board, driving continuous improvement initiatives.
  • Act as the senior point of escalation for complex cases, including disrepair and legal claims.
  • Participate in the out-of-hours escalation rota as required.
Requirements
  • Proven experience leading large-scale responsive repair and maintenance services within housing or a similar environment.
  • Strong financial and commercial acumen with demonstrable experience managing multi-million-pound budgets.
  • Excellent leadership and people management skills, with experience leading large operational teams.
  • Comprehensive understanding of housing compliance, disrepair management, and damp & mould strategy.
  • Health & Safety qualification (IOSH / NEBOSH) or working towards.
  • IT literate with experience using repairs management and scheduling systems.
  • Full UK driving licence.
