The successful candidate will be responsible for managing a portfolio of residential blocks, ensuring the highest standards of maintenance, compliance, and customer service are upheld. Block Manager Act as the primary point of contact for freeholders, leaseholders, and residents, providing professional advice and support on all block management matters. Manage and coordinate maintenance and repair works, liaising with contractors and the in-house maintenance team to obtain quotes, issue work orders, and ensure works are completed to a high standard and within budget. Oversee planned and reactive maintenance, ensuring all works are completed in a timely and cost-effective manner. Conduct regular block inspections to identify maintenance requirements, health and safety risks, and compliance issues, and produce detailed inspection reports. Manage supplier and contractor relationships, ensuring high standards of service, value for money, and adherence to company policies. Assist with AGMs, EGMs, and residents meetings, including the preparation of agendas, minutes, and follow-up on agreed actions. Handle insurance claims and liaise with brokers and loss adjusters where necessary. Oversee parking management, including permit allocation and resolution of related queries. Proactively identify and escalate risks, disputes, or complex issues to your Line Manager in a timely manner. Provide exceptional customer service to clients and residents, maintaining the company s reputation for professionalism and responsiveness.
