Project Surveyor - Contract Services (Engineering & Surveying)Temporary 24 Weeks Inside IR35
Ribble Recruitment is supporting a large housing organisation in the recruitment of a Project Surveyor (Contract Services) to cover a vacant, budgeted post within the Commercial & Partnerships function.
This is a hands-on interim role requiring strong building surveying, contract management, and project management experience within a residential environment.

- Duration: 24 weeks
- Hours: 37 hours per week
- Location: Colindale, London (minimum 4 days office/site-based, 1 day remote)
- IR35 Status: Inside IR35
- Rates:
- PAYE: £29.56 per hour
- Umbrella/Ltd: £38.69 per hour
The RoleThe Project Surveyor will lead on responsive repairs, planned works, and reinvestment projects, managing projects from inception to completion. You will act as Contract Administrator, oversee contractor performance, manage budgets, and ensure works are delivered safely, compliantly, on time, and within budget.
Key Responsibilities- Manage building surveying projects across responsive, planned, and reinvestment works
- Diagnose building defects and specify remedial works
- Prepare cost estimates, specifications, tenders, and contract documentation
- Act as Contract Administrator across SOR and non-SOR contracts
- Manage contractor performance, quality, and health & safety compliance
- Monitor project spend and control budgets effectively
- Carry out site inspections and progress monitoring
- Ensure compliance with Building Regulations, CDM Regulations, and relevant legislation
- Build effective working relationships with contractors, colleagues, and stakeholders
- Provide clear, customer-focused communication to residents and internal teams
- Support service delivery targets and performance reporting
Essential Qualifications & Knowledge- Relevant building surveying qualification (degree level)
- Minimum 2 years' experience as a Building Surveyor in a residential environment
- Working knowledge of:
- Building Regulations
- CDM Regulations
- Landlord & Tenant legislation
- Planning and party wall legislation
- Experience using SOR and non-SOR contracts
- Knowledge of contract management frameworks
- Experience working with contractors and/or direct labour forces
Essential Skills & Abilities- Strong contract administration and budget management skills
- Ability to prepare detailed specifications and technical reports
- Excellent written and verbal communication skills
- Strong negotiation and influencing capability
- Organised, methodical, and detail-focused approach
- Ability to work with minimal supervision and use own initiative
- Confident undertaking site visits, including access at height where required
- Competent using MS Office and digital/mobile working tools
Desirable- Membership of RICS, CIOB, or a similar professional body
- Experience of procurement and tendering of project works
- Experience managing planned and refurbishment projects
