Commercial Property SolicitorLocation: GuildfordDepartment: Commercial PropertyEmployment Type: Full-Time, HybridOverviewAn established and respected law firm is seeking a motivated Commercial Property Solicitor to join its successful and collaborative real estate team. The focus of this role is delivering exceptional client service through clear, expert advice on a range of commercial property and residential investment matters. You will be joining a supportive, proactive environment that values professional development, teamwork, and long-term client relationships.Key Responsibilities
  • Provide legal advice, guidance and innovative solutions on commercial property and residential investment matters.
  • Support the team in achieving fee targets by assisting a broad range of clients across the business.
  • Work closely with clients, lenders, and other stakeholders to structure property transactions effectively.
  • Draft, review and negotiate legal documentation.
  • Identify legal risks and obstacles affecting transactions and guide clients on mitigation strategies.
  • Stay updated on relevant real estate legislation, regulations, and market standards in the UK.
  • Ensure compliance with regulatory obligations including AML and KYC requirements.
  • Supervise junior team members as required.
  • Maintain excellent file and case management standards.
  • Demonstrate commercial awareness, including effective time recording, billing and cashflow control.
  • Build and nurture client/referrer relationships and seek opportunities for future work.
  • Contribute positively to departmental and firmwide initiatives including business development.
  • Provide cover and support during colleague absences.
  • Work confidently and independently without routine administrative support.
Candidate ProfileQualifications
  • Qualified Solicitor in England & Wales (via LPC and training contract; or SQE route; or CILEX to Fellow level with admission by SRA).
