Job Description

Purpose of the Role

Carrying out reactive, planned and preventative maintenance in a 603 apartment development in the centre of Birmingham. This will include work within apartments, the building and resident common areas.

Key Responsibilities

  • Reactive maintenance
  • Preventative maintenance
  • Ensuring that vacant apartments are ready for new residents by carrying out works between tenancies
  • Working to tight deadlines to minimise void losses
  • Basic plumbing
  • Painting and decorating of apartments and communal areas
  • Repairing and replacing wood work in apartments
  • Investigation works for things like leaks or electrical problems
  • Pre tenancy works - having apartments ready for move in by strict deadlines
  • Moving furniture
  • Basic furniture repairs
  • Working from own initiative
  • Attending to jobs in the daily diary at time they are booked in for
  • Face to face interaction with residents when carrying out jobs
  • Fire alarm testing (weekly)
  • Emergency lighting checks (monthly)
  • Water temperature checks (monthly)
  • Reporting job status to line manager in a timely manner
  • Maintain records of activities undertaken
  • Informing line manager of stock inventory and order requirements
  • Fixing doors, locks and any minor fixtures and fittings
  • Replacing of smoke detector batteries
  • Inspect and report on repair jobs completed by external contractors as required

The above is not an exhaustive list of duties and the individual will be expected to perform different tasks as necessitated by the evolution of the role within the asset.

The ideal candidate will come from a maintenance background and will have a good all round ability and skills. You will ideally have a minimum of 2 years' experience working as a maintenance assistant/operative.

Working Hours - 42.5 per week including weekends

Salary - £27,300
