About the Company

The Associate Director will be a key figure in the Building Consultancy team, responsible for delivering a wide range of professional and project-based building surveying services, managing client relationships, and mentoring junior colleagues. This role requires a commercially astute and technically proficient individual to contribute to the growth and success of the practice, working on a diverse portfolio of projects across various sectors (e.g., commercial, residential, education, heritage).

Based in Reading but with flexible working and the majority of instructions within the Thames Valley region.

Responsibilities

  • Lead and deliver complex building surveying instructions from inception to completion, ensuring quality, financial performance, and client satisfaction.
  • Specific experience of working on school, local authority or higher education projects is desirable.
  • Provide expert strategic advice to a range of clients, including occupiers, investors, and developers.
  • Manage and administer a variety of construction contracts (e.g. JCT) and project management services on refurbishment, new build, and maintenance projects.
  • Conduct a full spectrum of professional surveying work, including technical due diligence, defect diagnosis, building pathology, planned preventative maintenance (PPM) schedules, and reinstatement cost assessments.
  • Negotiate dilapidations claims (on behalf of both landlords and tenants) and provide advice on Party Wall matters (if applicable/experienced).
  • Act as Principal Designer under the CDM Regulations 2015 where required.
  • Develop and maintain strong client relationships, identifying opportunities for new business and contributing to business development initiatives, including preparing bids and marketing materials.
  • Lead, manage, motivate, and mentor a team of surveyors and APC candidates, supporting their professional development and career progression.
  • Ensure all work is undertaken in accordance with relevant statutes, codes of practice, and internal business procedures.

Qualifications

  • MRICS (Member of the Royal Institution of Chartered Surveyors) qualification is preferred but not essential.
  • A BSc (Hons) in Building Surveying or a RICS-accredited equivalent degree.
  • Substantial post-qualification experience in a relevant building surveying role, ideally within a consultancy environment.
  • Proven experience in managing projects, clients, and leading a team.
  • Detailed knowledge of construction methods, materials, and relevant property legislation, including the Building Safety Act 2022.
  • Strong commercial acumen, problem-solving abilities, and excellent communication (written and oral) skills.
  • Proficiency in Microsoft Office Suite is required; experience with AutoCAD or NBS is desirable.
  • A full, clean UK Driving Licence is typically required for travel to various client sites.

Pay range and compensation package

£60,000 - £80,000 dependant on experience

40% bonus structure on any fees over 2.5x salary
