Your new role Your new company requires a rural practice chartered surveyor to join our Alnwick office. In this role, you will be covering a wide variety of work and projects. You will deliver excellent customer service primarily for established and important clients and look to work with a diverse portfolio of clientele across the region. • Provide rural professional advice to clients on a range of matters including landlord and tenants, valuations, diversification and development projects, ecosystem services, sales and lettings, energy and other emerging opportunities. • Work as part of a growing team to ensure excellent client service and complement the skills and experience of the team. • Support efforts to build and enhance the Company's public profile, including attending events, speaking engagements, and working alongside our farm consultants to add value to the advice we provide to our clients. • Liaise with clients and develop client relationships. What you'll need to succeed • Degree level/ RICS accredited. • Demonstrable experience (in excess of 5 years) of multidisciplinary rural land management across a wide client base. • Environmental or forestry experience would be beneficial. • Knowledge and experience of property acquisitions, disposals and landlords and tenant matters. • Good interpersonal skills and ability to communicate effectively, both orally and in writing, with colleagues and clients. • Good general knowledge of Microsoft Office, specifically Word, Excel, PowerPoint, Outlook, SharePoint, Planner, OneDrive, and Advanced Excel skills would be an advantage. • Ability to act on your own initiative whilst also working with company processes and procedures. • High attention to detail. • Ability to remain calm under pressure. Positive Employment is currently recruiting for a Senior Development Valuer for our client a government organisation in Gloucester. The successful post holder will work as part of the organisation's Development and Disposals team to deliver challenging capital receipt targets, acquisitions and undertake property reviews, valuations, development and feasibility studies. This role is a temporary contract initially for 6 months with the possibility to extend. This role is hybrid working. Responsibilities Lead and project manage a variety of development proposals including some complex schemes which generate substantial capital receipts. Undertake such work necessary to lead to disposals of surplus land and buildings for residential, industrial, commercial and other purposes. This will include liaison with planning and other statutory authorities, Members, developers, land owners and being familiar with legal documentation. Undertake land assembly and negotiations to secure access to land for major development related schemes. Develop the most effective use of capital receipts and property by undertaking reviews and developing financially advantageous schemes. Obtain pre-application advice on planning obligation liabilities for potential planning applicants, developers, consultants, planning authorities, other officers and Service departments. Manage planning applications, appeals, hearings and inquiries with the support of external agents and contractors for a range of complex disposals. Examine government/regional/structure/local/other statutory plans and policies and external development proposals to identify opportunities for maximising planning opportunities. Ensure appropriate levels of engagement with 'One Gloucestershire Estate' partners to deliver joint strategic priorities and benefits for Gloucestershire. Support the modernisation of Asset Management and Property Services and the development of future ways of working across the service. Personal Requirements Professional membership of RICS or RTPI. Experience of managing large scale complex disposal projects. Extensive experience of the planning system and the planning obligation requirement. Building and maintaining productive relationships, including those with stakeholders and partners. Leading, developing and implementing changes in the light of changing legislation and policy. Extensive ICT experience. Experience in property marketing and disposals including a detailed knowledge of the local property market. Experience in areas of effective estate and property management. Ability to add value through expert knowledge and understanding of the management of a property portfolio. Project management skills.
