Freelance Senior Quantity Surveyor / Variations Specialist Location: Central London Duration: 6 months minimum (strong likelihood of extension) Rate: Competitive Day Rate (Inside IR35) The Client & Project We are partnering with a leading Tier 1 Main Contractor to source an experienced Freelance Senior Quantity Surveyor for a flagship 90m mixed-use development in Central London. This high-profile scheme seamlessly integrates state-of-the-art healthcare facilities, vibrant commercial spaces, and premium residential units. The project is being delivered under a traditional JCT Standard Building Contract . The Role We need a commercially sharp, heavy-hitting Freelance QS to step into the eye of the storm. You will be partnering directly with the Lead Commercial Manager to tackle the backlog, quantify the changes, and commercially protect the project. If you love diving into the data, unpicking complex variations, and establishing clear entitlement under JCT rules, this is the perfect contract for you. Key Responsibilities: Variation Management: Evaluate, price, and negotiate a backlog of 500+ variations under the JCT contract. Subcontractor Accounts: Assess the knock-on impact of these variations on subcontractor packages and manage final accounts. Claims & Entitlement: Work closely with the commercial team to build robust substantiation for variations, extensions of time (EOT), and associated loss and expense. Record Keeping: Ensure meticulous administration of instructions, variations, and commercial correspondence to safeguard the Tier 1 contractor's position. About You: JCT Expert: You must have a bulletproof understanding of traditional JCT forms of contract, specifically regarding variations, instructions, and loss/expense clauses. Variation Heavyweight: Proven track record of stepping onto a project specifically to resolve high-volume variation backlogs. Tier 1 Experience: A background working with Tier 1 or major Tier 2 main contractors on complex, high-value ( 50m+) mixed-use, healthcare, or residential schemes. Collaborative & Driven: You are a self-starter who can hit the ground running and act as a reliable right-hand to the Lead Commercial Manager. A leading passive fire protection contractor is seeking an experienced Senior Quantity Surveyor to join its growing commercial team on a freelance basis for 1 year based from their office in East London. The business delivers firestopping, compartmentation, fire door, and wider passive fire protection packages across residential, commercial, healthcare, education, and public sector projects. Due to continued growth and a strong pipeline of secured work, they are looking to appoint a Senior Quantity Surveyor to oversee multiple projects. The Role The successful candidate will be responsible for the commercial management of several passive fire protection projects, working closely with operational teams, clients, and subcontractors to ensure projects are delivered profitably and in line with contractual requirements. Key responsibilities include: Managing the commercial aspects of multiple passive fire protection projects. Strong NEC and JCT Contract knowledge is required. Preparing and submitting valuations and applications for payment. Identifying, pricing, and negotiating variations. Producing cost reports, forecasts, and CVRs. Managing subcontractor procurement and accounts. Negotiating and agreeing final accounts. Reviewing contract terms and managing commercial risk. Supporting project delivery teams throughout the project lifecycle. Building and maintaining strong client relationships. Requirements Proven experience as a Senior Quantity Surveyor, Managing Quantity Surveyor within the construction sector - must have good knowledge of passive fire. Experience managing multiple projects concurrently. Strong understanding of cost management, valuations, variations, and final accounts. Knowledge of JCT and/or NEC forms of contract. Excellent commercial awareness and negotiation skills. Ability to work independently and manage a varied workload. Highly Desirable Previous experience within passive fire protection, firestopping, fire doors, drylining, fit-out, or specialist subcontracting. Experience working for a subcontractor environment. Degree qualified in Quantity Surveying or a related discipline. Rate £475-£500pd 1 Year Contract
