My client are pleased to be recruiting an Air Conditioning Engineer to join our growing team, working across domestic and light commercial air conditioning projects. The successful candidate will become an important member of my clients installation and maintenance team, supporting a long-term garden building client installing standard split and multi-split AC systems, alongside servicing, maintenance and occasional commercial AC works for our facilities management clients. This role is suited to an engineer who is F-Gas qualified, has good hands-on experience in air conditioning and is confident working both independently and as part of a team. Our Facilities Team works hard to ensure that every guest visiting Woodrow has a safe and memorable visit. You will be working alongside the wider team to maintain all buildings, including our Grade II listed Manor House and Leisure Centre, and the outside grounds and activity areas, to ensure the site is welcoming, tidy and safe for all. You will assist the Facilities Manager in ensuring we remain compliant with relevant Health & Safety legislation; and will be involved in various duties that contribute to the wider success of the Centre and London Youth. What you will be doing The Facilities Assistant provides logistical and maintenance support for the Woodrow estate and holds the following core responsibilities. This is not intended as an exhaustive list, and the job may change over time to reflect the changing needs of our centre, as well as the personal development needs of the post holder. Grounds Upkeep General upkeep of the 26-acre estate grounds e.g. pruning, mowing, planting, tidying gardens. Keeping grounds, paths and hard surfaces safe and free of ice, snow, leaves, weeds, etc. Maintaining the 3G astro pitch, cycle circuit and outdoor activity areas. Buildings Maintenance Undertake day-to-day minor repairs, e.g. patching, painting, leaky taps, hinges, caulking, etc. Undertake cyclical/seasonal jobs e.g. clearing gutters, drains, drain gratings, etc. Support with biomass boiler maintenance and receive woodchip deliveries. Training will be provided to address some gaps where necessary and relevant. Experience with grounds maintenance including tree and lawn care, gardening, etc. Experience of maintenance in heating, plumbing, electrical systems. Demonstrable good practical DIY skills, including decorating, joinery, carpentry, repairs, etc. Experience using power and maintenance tools, including small tractor with mower, jigsaws, strimmers, etc. Demonstrable understanding of Health & Safety regulations relevant to this type of role; the importance of compliance, evidencing and contributing to this. Hold a good level of fitness and able to work outside in variable weather conditions. Experience of conducting regular compliance checks, recording and reporting on them. Able to use digital systems for record keeping, including Microsoft Office and various apps. A current driving license (tractor experience is also desirable). What you will be doing The Facilities Assistant provides logistical and maintenance support for the Woodrow estate and holds the following core responsibilities. Your new role As Building Surveyor, you will have overall responsibility for the maintenance of the buildings and equipment on each of the developments within your geographical 'patch'. You should appreciate that in retirement developments there are usually lifts, alarms, automatic doors and other related equipment, so a surveyor who has an understanding of such M&E-related systems would be an ideal addition to the team. You will report to the Technical Director, who is part of the company's management team, on all aspects of contracts and the technical administration of estates under management. Furthermore, on most of the retirement developments there is also an Owners' Board, constituted of those living in the development. You will also be expected to account to these boards on relevant technical issues. The organisation has two home-based Regional Estates Managers, each covering an appropriate geographical area. You will be expected to liaise with your Regional Manager as necessary and to keep him or her fully apprised of progress on matters on which you are working. Day-to-day duties will include the following: Undertake new build development inspections/surveys Condition Surveys Mechanical and Electrical equipment surveys Undertake Small Works (reactive maintenance projects) Undertake Major Works across all sites/projects Risk assessments/Health and Safety responsibilities. What you'll need to succeed Essential Knowledge/Experience Extensive knowledge of the common faults in the methods of repairing, maintaining and improving a residential property, while also having a good knowledge of the legal framework relating to the construction and maintenance of residential properties. Knowledge of Leasehold Management and the preparation or issuing of Section 20 notices. Good understanding of the fundamentals of stock condition assessments and planned maintenance programming. At least 3 years' worth of experience of commissioning or supervising maintenance work. Ability to write specifications for all common areas of repair, maintenance and small-scale improvement in residential property. Maths and English to GCSE or equivalent and HNC/HND in Building. Ability to carry out basic technical drawings to explain detailed requests to contractors. Must have a UK driving licence. Desirable Knowledge/Experience. Knowledge of the Retirement Housing Sector. Previous use of hand-held maintenance IT equipment Presentation skills in small group settings. To staff and tenants. Membership of a professional body i.e., CIOB or similar.
