You will provide strategic property advice and support the effective management of a substantial operational property portfolio. Acting as the strategic link between the organisation s property function and the services occupying its buildings, you will develop asset management plans, identify property requirements and translate organisational objectives into practical property solutions. You will lead on projects involving acquisitions, freehold and leasehold disposals, property rationalisation and development advice. The role also includes line-management responsibility for one or more Property Managers. RICS qualification is essential. Key Responsibilities Act as the strategic link between the property function and services occupying operational properties. Provide professional and technical advice on all aspects of property and estate asset management. Develop and maintain service asset management plans that identify current and future property requirements. Translate strategic service objectives into practical, cost-effective property solutions. Review, evaluate and implement property solutions that support efficient service delivery. Lead property transactions, including freehold and leasehold disposals, acquisitions and lease negotiations. Deliver property rationalisation and cost-reduction projects while protecting operational service requirements. Provide development advice and identify opportunities to improve the performance and use of property assets. Build effective relationships with internal stakeholders, public-sector partners and other external organisations. Line-manage Property Managers, providing professional guidance, direction and support. About You A recognised RICS qualification is essential. Significant experience of proactive property, estate or asset management within a large and complex organisation. Experience developing asset management plans and delivering strategic property solutions. Proven experience managing acquisitions, disposals, leasehold matters, rationalisation projects or development opportunities. Excellent negotiation and advocacy skills, with experience delivering clear professional property advice. Ability to negotiate, monitor and complete complex property transactions. Strong strategic and analytical skills, with evidence of developing innovative solutions to challenging property matters. Experience building relationships with senior stakeholders, service leads, partners and other public-sector property occupiers. Previous experience supervising technical property staff and leading or working within multidisciplinary teams. Good working knowledge of property data, geographical information systems and Microsoft Office applications. Personal Qualities Strategic, commercially aware and solutions-focused.
