Job Description
About Us
At Five Oceans Spaces, we are a dedicated, agile SME contractor specializing in high-quality refurbishment and specialized mould remediation services for local authorities and housing associations. Operating dynamically across the East and West Midlands, Northampton, and stretching down to Milton Keynes, we pride ourselves on delivering robust, compliant, and tenant-focused solutions.

The Role

Project Delivery: Oversee multiple concurrent social housing refurbishment and mould remediation projects across the Midlands region.
Client Liaison: Act as the primary point of contact for local authorities and housing associations, managing KPIs, framework compliance, and tenant satisfaction.
Team Management: Support and direct Site Managers, supervisors, and specialist sub-contractors, promoting a culture of quality and strict safety compliance.
Financial Control: Manage project budgets, variations, and cost control in close collaboration with the commercial/QS team.
Compliance & Safety: Ensure all works comply with social housing regulations, RAMS, and specific environmental standards required for mould eradication.
What We Are Looking For
Proven Experience: A solid track record as a Contracts Manager or Senior Project Manager within the UK social housing or local authority sector (planned maintenance, voids, or refurbishment).
Technical Knowledge: Strong familiarity with building pathology, specifically damp, condensation, and mould remediation strategies and regulations.
SME Agility: Comfort working within a growing SME environment where flexibility, hands-on leadership, and quick decision-making are essential.
Geographical Mobility: Willingness to travel across our operational patch (East/West Midlands, Northampton, Milton Keynes). A full UK driving license is mandatory.
Communication Skills: Exceptional ability to manage delicate tenant-facing situations and build strong relationships with local authority stakeholders.
Qualifications: SMSTS, CSCS Black Card, NVQ L5 minimum are a must and relevant trade or construction management qualifications (CIOB/HNC/HND) are highly desirable.
