Description

  • Carry out detailed inspections of residential properties to identify building defects, disrepair, and breaches of statutory or contractual obligations

  • Diagnose causes of disrepair, including damp, mould, condensation, structural issues, and building component failure

  • Prepare clear, accurate survey reports, schedules of works, and specifications in line with housing standards and best practice

  • Assess health and safety risks and ensure compliance with relevant legislation, including the Housing Health and Safety Rating System (HHSRS)

  • Provide technical advice to internal teams on remedial works, priorities, and appropriate repair solutions

  • Liaise with residents, contractors, legal teams, and other stakeholders in a professional and empathetic manner

  • Support the management of disrepair claims, including responding to legal enquiries, preparing expert evidence, and attending site meetings where required

  • Monitor and inspect repair works to ensure quality, value for money, and compliance with specifications and timescales

  • Maintain accurate records, photographs, and case notes using housing management systems

  • Contribute to service improvement by identifying recurring issues, trends, and preventative maintenance opportunities

  • Ensure all activities align with organisational policies, regulatory requirements, and customer service standards

Profile

A successful Adaptations Surveyor should have:

  • Proven experience in conducting disrepair property surveys within the construction or property industry.
  • Comprehensive knowledge of building regulations and safety standards.
  • Strong technical skills, including the ability to prepare detailed reports.
  • Experience working collaboratively with contractors and stakeholders.
  • A results-oriented approach with excellent organisational skills.
  • Proficiency in using relevant software and tools for property assessments.
  • A valid driving licence may be advantageous for site visits.
