Lettings Manager

We are seeking an experienced property professional to lead and manage a varied portfolio of commercial and residential lettings, including office accommodation and temporary/social housing. This role is responsible for maximising occupancy, minimising void periods, and ensuring all properties are maintained to a high standard while remaining fully compliant with statutory and contractual requirements. A strong focus on tenant engagement and delivering a high-quality, customer-focused service is essential.
Your new role
- Property & Tenancy Management / Void Management.
- Develop and implement strategies to reduce void periods and maximise occupancy across the portfolio.
- Monitor performance, analyse trends, and recommend improvements to increase utilisation.
- Coordinate marketing and promotion of available properties and liaise with internal housing teams.
- Act as the main point of contact for tenants, ensuring queries and issues are resolved efficiently.
- Build and maintain positive tenant relationships through clear and proactive communication.
- Implement feedback mechanisms to improve service delivery and tenant satisfaction.
- Monitor rental income and arrears, ensuring effective debt management processes are in place.
- Manage budgets, ensuring cost control and achievement of income targets.
- Ensure compliance with all relevant regulations, including health & safety, housing legislation, and data protection.
- Produce regular KPI reports covering occupancy rates, void turnaround, arrears, and tenant satisfaction.
- Present insights and recommendations to senior stakeholders to drive continuous improvement.
- Support the sourcing and acquisition of additional properties in line with strategic objectives.
- Conduct market research and financial appraisals to inform investment decisions.
- Oversee onboarding and integration of new properties into the portfolio.
- Work closely with internal teams including Housing, Property Services, and Finance, as well as external partners to ensure seamless delivery of services.
What you'll need to succeed - Proven experience within commercial lettings, property management, or social housing.
- Strong understanding of property legislation, tenancy agreements, and compliance requirements.
- Excellent communication and stakeholder management skills.
- Experience managing budgets, income targets, and financial performance.
- Strong organisational and multitasking abilities.
- Data-driven mindset with experience in reporting and performance analysis.
