Interim Estates Surveyor - Local authority

Location: West Bridgford Ashfield (Midlands)

Contract Type: Temporary 6-9 months

Type: 3 days/week

Rates: £375-£400/day

Are you a skilled Estates Surveyor looking for an exciting interim opportunity? Our client, a prominent public sector organisation with a diverse and complex property portfolio, is seeking a dynamic Interim Estates Surveyor to join their team! This is your chance to make a significant impact by managing commercial property assets and tackling a historic backlog of lease renewals and rent reviews.

What You Will Do:

  • Support Leadership: Assist the Service Manager - Property and Investment in managing the estates function, stepping in for senior officers when needed.
  • Resolve Backlogs: Lead efforts to progress and resolve outstanding lease renewals, rent reviews, and landlord-tenant matters across a varied commercial property portfolio.
  • Manage Caseload: Oversee a diverse range of commercial property matters, including industrial units, offices, shops, and cafés, ensuring efficient management of lettings, lease events, and rental income.
  • Negotiate Successfully: Engage in negotiations for lease renewals, rent reviews, and other property agreements that safeguard the organisation's financial interests.
  • Conduct Valuations: Assist with valuations, rental assessments, and various property transactions, including acquisitions and disposals.
  • Address Historic Issues: Identify and rectify historical property challenges, such as poorly documented interests and informal arrangements.
  • Facilitate Local Authority Matters: Progress open space adoptions, easements, and other routine surveying matters in line with established procedures.
  • Liaise Effectively: Work closely with Legal Services, external surveyors, and stakeholders to ensure smooth property transactions.
  • Maintain Records: Keep property and asset management records up to date, enhancing data accuracy for reporting purposes.
  • Prepare Reports: Draught reports and provide professional advice to senior management, elected Members, and other stakeholders.

Your Skills:

  • Proven experience in managing estates functions, with a strong background in handling lease renewals and rent reviews.
  • Comprehensive knowledge of commercial property matters, including negotiation skills that protect organisational interests.
  • Competence in conducting valuations, market appraisals, and managing various property transactions.
  • Strong attention to detail and the ability to identify and rectify property record issues.
  • Familiarity with local authority surveying matters and open space adoptions within a public sector context.
  • Excellent communication skills for report writing and stakeholder engagement.
